Are there any eye creams that actually work? I'm fed up with spending £100's on creams and gels with no visible results - help!

I've been considering buying Elizabeth Arden's new serum and eye cream (Prevage) but they are really expensive. I'm 44 and have pretty good skin and not many wrinkles. Can u reccommend a good eye cream to help against the first signs of ageing (I'm 31 years old) and have some fine lines and dark circles to deal with! However I seem to have really sensitve under-eye skin and creams I have so far tried tend to bring me out in excema like symptoms (ie sore, red, dry flaky skin) in the under-eye area! Many thanks.
